After more than ten years of rumors, Xian Village is finally going to be demolished. Guangzhou's mayor Zhang Guangning has promised that the demolition will be completed before the Asian Games. Reporters have recently learned from the seventh plenary session of the 7th committee of the Tianhe District Party Committee that the Xian Village renovation leading group will start the renovation work this week and the renovation plan has been preliminarily determined.
Cai Jin, the party secretary of the Xian Village subdistrict, said that a renovation leading group has already been established and will start the renovation work internally this week and formulate a specific timetable. The street has divided into eight groups to investigate in the village. A preliminary compensation plan and emergency plan have been set, focusing on the demands of the village. There will be arrangements for villagers, shops, migrant populations, and illegal constructions. "We have made sufficient human and ideological preparations and will promote the renovation work in a humane and stable manner," Cai Jin said.
"Key to the renovation of urban villages depends on the government's determination. We also hope there is a policy to promote the renovation of Xian Village. After all, we don't want Xian Village to fall too far behind the surrounding areas," said a relevant person in charge of the Xian Village Committee.
Compensation Plan: Villagers Hope to Refer to Yingjia Garden
How the compensation plan is formulated is the most concerning issue for the villagers. "As far as I know, many villagers hope to follow the compensation plan of Yingjia Garden, one-for-one replacement. We have also discussed this issue internally in our village before," said Mr. Xian Zhangzhi, an 85-year-old villager.
In 1999, when Huangpu Avenue and猎德 Road were expanded, more than 200 households of Xian Village were relocated. In 2007, they had successfully moved back to Yingjia Garden in Zhujiang New Town. Due to the open, fair, and detailed housing distribution plan, the satisfaction rate of relocated households reached 100%, which enhanced the confidence of other villagers in the renovation of urban villages.
Villagers who moved back to Yingjia Garden told reporters that at that time, the compensation was based on a one-for-one replacement, with each household given 5 square meters as adjustment. These 5 square meters were sold to the villagers at only 2000 yuan per square meter. If they wanted to buy or sell more, villagers could do so according to market rules. "At that time, prices ranged from 7000 yuan to 10000 yuan per square meter, generally slightly lower than the market price," villagers told reporters. Additionally, during the period when villagers rented houses outside, the village gave them a subsidy of 20 yuan per square meter per month.
