Prosecutors stated that on August 27th of last year, Ma applied for a job at a real estate brokerage company in Xicheng District. Not long after being hired, Ma proposed that he had found a business opportunity for the company to act as an agent for renting out a property. A few days later, Ma brought a female "homeowner" to the company and greeted her together with the company manager. The "homeowner" provided the company with copies of the property certificate, ID card, and house key, and signed a house rental agency contract with the company. Subsequently, Ma took the "homeowner" to the company's finance department to collect 19,470 yuan in rent.

That afternoon, the company manager sent someone to clean the room at the Anhui Beili neighborhood in Chaoyang District where the house was located, but they discovered there was no such door number and were unable to contact Ma. Realizing they had been deceived, the company manager immediately reported the incident to the police.

On December 8th of last year, Ma, upon learning that the police were investigating this matter, turned himself in under pressure. According to his confession, after coming to Beijing to work but failing to find a suitable job, he came up with the idea of defrauding the real estate brokerage company. After successfully being hired, Ma found a female housekeeping service worker in her 50s online, had her impersonate the landlord, and promised to pay her 10% of the proceeds. After forging the property certificate and ID card, Ma then brought the female housekeeping service worker to the company and defrauded the rent by signing a rental agency contract.
