As for allegations of selling the same property multiple times, he defended by saying he has only been with the company for half a year and was unaware of the detailed situation.
Our Jinan News Bureau reported on November 22 (by reporter Zhang Lu) that the delivery of five residential buildings is yet to happen and there is a strong possibility that the project will end as an unfinished one. However, the developer has gone "missing without a trace." Recently, our investigation revealed that this developer of Jinan's Shungeng Mingzhu project is involved in multiple disputes over debts amounting to over ten million yuan and is suspected of the serious irregular act of selling the same property multiple times. After losing contact for a week, the developer remains missing to this day.
Another staff member surnamed Dong from the company said that the disappearance of the boss was very sudden and went unnoticed by the employees. After the incident occurred, the company became paralyzed, and the employees were told not to come to work.
At 3 PM on November 22, reporters at the scene observed that the neighborhood consists of five four-story buildings roughly arranged in two parallel rows. From the outside, it appears that all exterior construction of the buildings has been completed, but the area inside still looks disordered. Road construction remains incomplete, with excavators parked in front of the buildings, and reserved pipeline wells just beginning construction.
The news of the developer's disappearance has spread widely among the homeowners. After reporters arrived on the scene, more than ten owners came subsequently. Owner Mr. Yi bought one of the 350 square meter duplex commercial housing units in 2009. He claimed that this commercial housing unit had never caused him any trouble. The contract stipulated delivery in June 2010, but since then, he has received three notices from the developer regarding delayed delivery.
Simultaneously, this developer is found guilty of the serious irregularity of selling the same property multiple times. Homeowner Mr. Teng signed a contract to buy a house in 2009. Shortly after the developer disappeared, when Mr. Teng checked the information at the housing management department, he discovered that this house was registered under a Weihai-based investment company. Among the homeowners present, at least three others faced the same situation.
Furthermore, reporters discovered that several residential units have been sealed by the Jinan Zhong District Court. Civil rulings posted on the doors were issued on November 21, revealing that developer Mr. Liu Cheng has debt disputes exceeding ten million yuan with multiple people. Based on the debtor's application for asset preservation, the court has sealed part of the houses in this neighborhood.
This commercial housing complex named Shungeng Mingzhu is located at the intersection of Shungeng Road and Tuwu Road in Jinan City. It consists of five buildings developed by Shandong Henghua Real Estate Co., Ltd., which has already been delayed for one and a half years and remains unfinished. Owners generally speculate that the developer's disappearance might be due to the financial chain breaking for this project. A Wang-surnamed person responsible for the construction stated that the developer still owes over ten million yuan in construction fees. "Since the start of this project, the funding situation has been extremely tight. Funds have never been timely, and even a 2 million yuan engineering fee needs to be paid in installments."
Based on introductions from more than ten owners, among the five buildings in the entire complex, there are 96 residential units, over 80 small apartment units, and some street-front shops, with a total above-ground building area of 16,000 square meters. These primarily consist of garden townhouses larger than 300 square meters, with an average price per garden townhouse exceeding 2 million yuan. Currently, all residential units have been sold out, and the building containing the small apartments and street-front shops may have been purchased outright by one buyer.
