The "2011 Second Sino-Japanese Real Estate Sustainable Development Forum" initiated and hosted by the experienced professional Japanese company, Kinka Corporation, was held on July 8, 2011 at the Peking University Boya Conference Center in Beijing. This forum is currently the only real estate professional forum in China where senior executives from Chinese and Japanese companies directly engage in substantive strategic discussions for business cooperation and international exchange. This conference is based on the successful first forum held in Beijing in 2010, as per everyone's request, we are hosting it again. We hope that through this forum's exchanges and discussions, we can learn from the practical experience and models of Japanese peers with similar development experiences, providing a professional platform for domestic real estate entrepreneurs and government officials in China to learn from, exchange with, collaborate with, and develop.
Currently, our country's real estate industry is at a critical juncture, requiring the adoption of a new business model, while its design and construction concepts and technologies of building industrialization are also at a stage of transformation. In these two aspects, our neighbor Japan, which shares a close geographical relationship, has advanced technology and concepts for us to learn from, exchange with, and collaborate on. This opportunity is very rare, as we have invited renowned experts from home and abroad, especially experts from well-known Japanese commercial operation enterprises, manufacturing enterprises, and specialized technical equipment enterprises, to provide a platform for exchange, learning, and cooperation, aiming to enhance the sustainable development of real estate enterprises and improve the technology and application of building industrialization through this conference.

I am very honored to meet you all here. First of all, I would like to express my sincere gratitude to all guests for their strong support, concern, and love for this forum.
In 2010, we successfully held the "2010 Sino-Japanese Sustainable Development Forum" in Beijing, which actively promoted innovative real estate development concepts and operational models and strengthened the development of the real estate industries in China and Japan.
The purpose of the "Sino-Japanese Sustainable Development Forum" is to seek business opportunities and build practical cooperative platforms for Chinese real estate developers through close exchanges and cooperation with foreign enterprises that possess rich experience, advanced concepts, and technology, and have been rigorously tested for success.
Looking back at the history of development of our country's real estate enterprises, they are still in the initial stage nationwide, with uneven development across regions and gaps compared to mature foreign real estate enterprises. How to seize opportunities and secure a place in the international market is a serious issue that real estate operators should seriously consider. Meanwhile, with the establishment and continuous improvement of China's housing market configuration system, the main contradiction in the residential industry manifests as the growing residential demand of the people versus the backward residential production methods, undoubtedly posing another serious challenge to real estate development enterprises.
Therefore, we have organized the "2011 Sino-Japanese Real Estate Sustainable Development Forum" today in response to the requirements of many people passionate about the real estate industry, taking into account the development trends of the real estate industry.
This forum aims to promote the joint construction of a cooperation platform between the real estate enterprises of China and Japan. Through exchanges and discussions among real estate entrepreneurs from both countries, combined with the current international trend of energy conservation and emission reduction and the present situation in China, it correctly judges the market, gathers momentum, and pushes forward the industrialization of housing, achieving benefits for the people, mutual gains, and development.
Based on this forum, with themes such as the "diversification, technologization, individualization, and specialization of financing channels" development of the real estate industry, through numerous practical cases and typical successful models, direct sensory recognition speeches, and interactive discussions with on-site guests and speakers, it provides participants with cutting-edge new development models and conceptual ideas.
It is well known that China's economy is developing rapidly, drawing world attention, and people's living standards are continuously improving. As wealth increases, people seek goodness, and they increasingly value "residence." The quality of "residence" is not just about size but also about beauty, high quality, comfort, and suitability. This points out the direction for the development of our country's real estate industry.
In recent years, the pace of well-known large foreign real estate enterprise groups entering the real estate market has accelerated, and their scale continues to expand. These enterprises, with advantages in capital, technology, sales, property management, etc., have strong competitiveness.
If our country's real estate enterprises want to remain competitive in the market, they must change and advance, absorb the valuable experience of peers, actively communicate with foreign enterprises, seek strategies, and grow themselves.
Through relentless efforts, this forum will provide leading enterprises in our country's real estate industry with the opportunity to closely interact with the latest technologies and advanced management experiences of developed real estate countries like Japan. By learning from Japan's real estate development and the technologies and experiences of Japanese real estate enterprises, combined with China's national conditions and current situation, we interpret the market trends of China's real estate and how to make correct market judgments and grasp the right direction through external forces, enabling enterprises to maintain an unbeatable position in increasingly fierce market competition and achieve self-development.
Both China and Japan share significant similarities in their economic development processes. Japan has not only created a safe and comfortable living environment for 120 million citizens within limited land but also achieved unprecedented urban prosperity. To date, Japan's real estate industry has become quite mature in areas such as development, industrialization, green energy-saving technology, materials, operation, and management. Their successful experiences and practices are very worthy of our reference.
Especially in 2011, the state proposed a new five-year plan, and the Ministry of Housing and Urban-Rural Development and the National Development and Reform Commission have listed "Residential Industrialization" research as an important topic for the development of the national real estate industry. The proposal of this topic indicates the policy inclination of our government in the real estate industry. In the next five years, there is no doubt that the real estate industry in our country will face major reshuffling. Those who seize the initiative will take the lead — real estate enterprises must act early to gain insights and upgrade the "Residential Industrialization" R&D within their enterprises, which is urgently needed.
Under the background of globalization, the global economic ecosystem is rapidly fusing and developing. We hope that through the exchange, discussion, and reference of practical experiences and models of Japanese peers with similar developmental histories, this forum will provide a professional platform for elites in China's real estate industry, which is currently facing an important turning point, to learn from, exchange, cooperate, and develop. Simultaneously, through the integration of leading enterprises in Japan and China and the construction of practical exchange platforms suitable for actual needs, it will provide industrial upgrading support for the efficient, rational, and scientific development of China's real estate enterprises, thereby better assisting enterprises in finding effective pathways for sustainable development.
