"Sub-delegation" of responsibilities - who will bear the liability in office buildings?

After a property management company subcontracts its specialized services to other professional companies, it cannot exempt itself from the responsibilities and obligations stipulated in the original property management contract with the owners. If the service provided by the subcontracted professional company does not meet the standards and requirements specified in the original property management contract (such as for office buildings), then the property management company should bear the liability for breach of contract towards the owners.

The profits gained from the subcontracting should be used for the maintenance and repair of common areas and shared facilities within the property management area. Any remaining funds should be utilized according to the decisions of the Owners' Assembly, especially in prime locations. If losses are incurred by the owners, the property management company is legally responsible for compensation, including software services.

Currently, there are two popular criteria in the office building market: Grade A office buildings and 5A office buildings. So-called Grade A office buildings are more of a common term without fixed standards because no one wants their building to be called Grade B. As such, almost any office building with glass curtain walls, elevators, and a taller structure may call itself a Grade A office building.
