Within days of the assignment, RREEF secured its first commitment in the 271,000-square-foot MetroPark property when Studley leased 8,670 square feet for its local operations. According to Ed Duenas of Cushman & Wakefield in East Rutherford, who will be handling the assignment along with Kevin Murphy from the company's Parsippany office and Jeremy Neuer from the Iselin office, activity in the building is quite brisk. "We have leasing and proposals out for the balance of the available space, which totals just 12,500 square feet," he said. RREEF is implementing a comprehensive capital improvement program focused entirely on the main lobby area and common areas within the ten-story building, reported by Jesse Nenner, vice president of new Jersey businesses for Hackensack-based RREEF. It commands the highest Class A asking rents, at $30.90 per square foot, and the second-lowest direct vacancy rate, at 16.4%, according to Cushman & Wakefield’s New Jersey research services team.
